Well written old chum and spot on in principal. I'm at a density topic quandary with the statements "people want more walkable neighborhoods" and we need more rooftops (etc.) As a trained urban planner and also practicing social urbanist here, I challenge anyone to show me where insufficient population density exists to support walkable neighborhoods right now anywhere in a single residential neighborhood north of Derenne Avenue? I live Just SOTP and 10 people used to live in each house on my block 10 years ago and now the average is 2 persons. Until ya'll get your head around that, ya'll are just planning and building for builders.
