Nice to see the integrity of open inquiry and the making of critical distinctions rather than righteous, dogmatic assertions either "for" or "against" "gentrification" as a univocality and monolithic phenomenon. Appreciate your perspectival complexity and your evocative illustration of the "good news/bad news" of "progress": of the evolution of any age (which presents problems which only an emerging/subsequent age or order of cognition can solve...Einstein's adage that "you can't solve a problem on the same level it was created" comes to mind here). There is nothing in existence without the capacity to cut both ways, and how kind or cruel those cuts turn out to be seems to depend on how creative we can be with the particular problems posed by our age and how we collectively "live them forward" into - and as - the next. How we do in relation to the evolution of our own neighborhood remains to be seen.
